How we scope work

Measurement, then a recommendation, then a price, in that order every time. A floor survey defines which run of the foundation actually moved, so pier counts describe your house rather than a package.

Oklahoma's weather does the rest. Long dry stretches pull moisture out of the clay and then rain arrives all at once and puts it back, and that swing is the mechanism behind most settlement here. A house that moves a little and returns is behaving normally. Where the survey shows movement inside tolerance, the honest report says to mark it, date it and watch. What we tell people before they hire anyone

• Get the elevations. Anyone recommending piers should show you the floor readings behind each one.
• Ask what they assumed about depth. Depth to refusal varies enough across the river valley that a bid priced off an assumption rather than a probe can move once work starts. Ask before you sign, not after.
• Compare pier counts and depths, not totals. A cheaper bid with half the piers is a different repair.
• Ask about drainage. Where the mechanism is moisture swing, a structural bid that ignores water is an incomplete bid.
